About the job

In this role, you are responsible in securing sustainable sales and growth for IPC Shopping Centre by ensuring attractive and competitive concept and tenant mix, managing commercial Shopping Centre development, and ensuring the Centre’s policies, procedures and standards are well maintained. In addition, you will also be responsible in specialty casual leasing fulfilment and support the operational aspects in ensuring good customer experience is well maintained.

Job description
  • You will be the key point of contact for tenants to build long-term and sustainable relationships, as well as commercial related enquiries: sales performance evaluation & support, communication, Tenancy & House Rules compliances & obligations and other general or operational enquiries.
  • You support Centre Management Office (CMO) and Service Office to coordinate trainings programs for tenant with aims at increasing customer service level and business performance in Centre.
  • You organize tenant’s engagement event or meetings on regular intervals.
  • You support in preparing and sending tenant circulars.
  • You organize and coordinate tenant’s festive gift, including purchases for tenant’s gifts and other relevant Tenant Management inventories.
  • You strategize deal structure and standardize variations for casual leasing, ie. pushcarts, ATM, vending machines, kiddies ride, etc.
  • You deliver best possible lease deals by achieving or exceeding pre-defined commercial goals through negotiations strategy.
  • You contribute and support yearly lease plan actions and merchandising mix for the centre.
  • You contribute in goal setting and planning for casual leasing rent projection and tenant mix plans.
  • You consolidate, analyse and evaluate Casual Leasing monthly gross sales performance and recommend necessary support.
  • You establish and maintain comprehensive Tenant's database in Ikano Centre Management System (ICMS), Tenants Relation Management database and filling system for all tenants (i.e. sales information, licenses, permits, insurances, agreement and other correspondences).
  • You monitor Tenancy and License Expiry for casual leasing and ensure timely renewal.
  • You collaborate and support other departments for the improvement of tenant’s performance, tenancy, mall operations and/or other tenant’s related matters (e.g. Fit out, Mystery Shopper survey, Centre House Rules, Outstanding debts)

  • Possess at least a Diploma in Business studies or any other related disciplines.
  • Possess at least 2-3 years of experience in Leasing & Marketing/Leasing Administrative within a shopping centre environment.
  • Strong in tenant solicitation, lease negotiation & retailer network/relationship.
  • Excellent communication, negotiation and interpersonal skills, ability to create and improve cooperation.
  • Possesses good verbal and written in English and Bahasa Malaysia.
  • Experience within the retail operations or shopping centre management sector.
  • Pro-active with positive attitude and independent.
  • Multitasking, time management and have the sense of urgency.
  • Great attention for details with ability to prioritize tasks.
