About the job

In this role, you are responsible to ensure the Shopping Centre’s operations achieve optimal performance and efficiency through the appointed outsource vendors and in-house Operations team. With support of the Operations team, apply operational excellence into our business through implementing consistent monitoring and reviewing of our commercial as well as operational processes. The incumbent is also responsible to safeguard daily efficiency and productivity in all areas of the business, practising a long-term asset maintenance and safety compliant plans in ensuring the building is kept and manage in shape as good as new.


Job description

General Operations and Administrative Support:

  • General liaisons contact for the daily operational Shopping Centre matters.
  • To conduct periodical operational & safety compliances review of the Shopping Centre, guided by our Ikano Retail manuals & guidelines as well as local codes.
  • Manage the outsourced services e.g., Recycling & Buy-Back Centre, Carpark, Housekeeping, Waste Management, Landscaping, Security and Centralized Dish-Washing Service.
  • To manage and respond to customers’ feedback / complaint in relation to safety and security, carpark and all other feedback in relations to general operations of the Shopping Centre.
  • Prepare monthly report which includes analysis and update on goals & KPIs, cost efficiency plan, vendors performance as well as responsible in budgeting & forecast, contract review & negotiations and House Rules enforcement.
  • Responsible in managing the validity of all business & operational licenses and renewal process.
  • Ensure all operations related procurements are in accordance to company policy.
  • Review and update all SOPs, templates and forms in relation to all areas / department under purview.

Car Park Operations:

  • Ensure that the car park is managed well and is in good operating order.
  • That SOPs are adhered to, reviewed and updated accordingly.

Safety and Security:

  • To support the Safety, Security and Health Officer on safety and security matters to ensure that all legal requirements as well as Ikano Group RISKS Safety and Security Manual for Shopping Centres are adhered to.
  • To ensure the Shopping Centre environment is safe for our co-workers, tenants and customers.

Landscaping:

  • To work with appointed outsource contractor to maintain the internal and external landscaping e.g. greenwall, alfresco and in-centre planter box, perimeter and courtyard landscaping. 

Housekeeping:

  • To work with appointed outsource contractor to maintain general cleaning of the Shopping Centre, carpark and building perimeter.
  • To secure high service level & competency of service providers by identifying improvement gaps and implementing periodic performance review.
  • Cost management of consumable items through effective inventory control and usage.

Sustainability and Waste Management:

  • To implement and drive Sustainability efforts in the daily operations of the Shopping Centre.
  • Liaison person for Sustainability and CSR initiatives for the Shopping Centre.
  • To work with appointed outsource vendors in operating Recycling Buy-Back Centre (RBBC) and drive effective waste management plan in line with our value of Caring for People and Planet and strive to achieve zero waste ambition.
  • To develop profitability and cost efficiency plans in managing the RBBC.

Qualification

 

  • Bachelor Degree in Occupational Health & Safety or Building Safety & Management or related fields.
  • Possess at least 5 years in managerial role of Operations, preferably with experience in retail / Shopping Centre.
  • Knowledge in M&E & property management.
  • Strong understanding of safety and security issues.
  • Financial responsibility and budgeting experience.
  • Project management.
  • Possess good verbal and written communications skills in English.
  • Strong leadership skills, judgement, able to delegate responsibility with belonging authority.
  • Trustworthy with good working attitude and ability to relate well with people from all levels.
  • Proven analytical and strategic thinking skills.
  • Self-drive, proactive and able to work effectively in meeting deadlines in a multi-tasking environment.
