    To be successful in the role we believe that you will effectively manage a competent and qualitative process for on-boarding / off-boarding / renovation / relocation in the Mixed-use Meeting Place by securing tenant’s compliance of the relevant standards and procedures through internal and external collaborative efforts. Tenant coordinator will be part of the Project team, reporting to the Project Tenant Coordination Manager, with the location being Delhi / NCR.

    You Have Expertise Of:

    • Tenant Coordination and/or project management skills with a minimum of 7 years of experience in Grade A retail development (experience in large mixed-use developments with retail, office and hotel components are highly desirable) with the knowledge and ability to review tenant designs and technical parameters of the premises.
    • Candidate should be having a bachelor’s degree in architecture or engineering.
    • Excellent understanding of Design and Technical principles and environments
    • Experience in managing document flows and schedules.
    • Passionate about expanding tenant value by understanding their needs and demands.
    • Self-Driven with the ability to view concerns in terms of time, cost, quality, market leadership and value accretion and take pragmatic decisions.
    • Maintain and ensure that the fit-out standard operating procedures, specifications, templates and manuals relating to all tenant coordination matters are updated and available.
    • Maintain and ensure that the Lease Exhibit ‘B’ inclusive of Lease Outline Drawings, FitOut Manual and related plans/forms are updated and available for each tenant unit.
    • Ensure together with Design team that the premise’s architectural specifications are updated and available.
    • Ensure together with Construction / Facility Management team(s) that the premise’s technical specifications are updated and available.
    • Lead, manage and support the external tenant coordination service provider(s).
    • Manage the tenant fit-out contributions versus budget.
    • Support the Leasing Teams during prospective negotiations, on-boarding, off-boarding, renovations, or relocation negotiations by offering technical support with respect to technical documents, premise conditions and specifications and fit-out works.
    • Review tenant drawings and monitor the tenant’s approved project fitout milestones in accordance with the lease.
    • Works with Project Development Manager/Leader and other relevant stakeholders for the handover of tenant premises.
    • Candidate must have experience in MS Office, Presentation Tools and Drawing Review Software (E.g., AutoCAD). Experience in the usage of BIM would be desirable.
    • Ensure that the tenant strictly adheres to all the design and construction criteria, safety and security protocols, internal and external compliances.
    • Maintain the database of all the tenant’s “as built” documentation and approvals.
    • Applies knowledge of Industry trends, outlooks, and emerging technologies to achieve organizational goals and objectives.
    • Explores alternatives/solutions to reach outcomes acceptable to all parties.

As Tenant Coordinator, you have an important function in this journey by securing the right and most relevant retail partners in our Meeting Places in Gurgaon. We give you the opportunity to be a part of a journey where we are taking an important step forward in renewal and reconstruction to create innovative solutions for the meeting place of tomorrow.

    • Tenant Pre-Fit-out Phase:

    • Assist in the preparation of the Fit-out Manual, specifications, and departmental operating procedures.

    • Coordinate with Leasing in efficiently securing tenants through astute technical support and negotiations.

    • Coordination with RE for Pre-Check and the Completion of Snags prior to Issue of Fit-out Letter / Handover to Operations.

    • Tenant Fit-out Phase:

    • To ensure that all required inductions and documentations are completed in coordination with the concerned functions prior to the commencement of physical works on site.

    • To ensure that all fit-out related activities are as per the local building rules and regulations/norms, fire & safety compliances, and fit-out manual.

    • Co-ordination with the tenants, inclusive of their architects and consultants, from the issuance of the fit-out Letter till the completion of Fit-outs.

    • Tenant Opening Phase:

    • Coordination with Construction / Facilities Management for MEP Integration (Store to Centre)

    • Coordination with all concerned departments for Store Inspection and Store Opening Clearance
