About the job
As a specialist function, the purpose is to ensure that (IKEA STORE) has the proper systems and teams (contracted and co-working) in place to deliver results, and keep our properties, buildings and supporting infrastructure in safe, working order, available and open for business.
Your assignment
As the Facilities Manager, you are expected to provide a calm level of assurance and command of the property and its facilities to enable the business to continue, safely and in confidence, their daily routine operations
- Provide the resources and tools to create a comfortable atmosphere and a good working environment by setting a good example with simple, straight forward behaviour.
- Create and Develop goals, work assignments and in a timely manner, provide information about plans and results and ensure that the part co-workers play in the overall strategy is understood.
- Make the most of your co-workers' special abilities and give them the opportunity to develop and use their own initiative.
- Commend special efforts and lay the ground work for further development with constructive criticism.
- Manage the facility operations, energy consumption, and maintenance of the facilities infrastructure, buildings, with the aim of being operationally efficient. Ensure technical teams are trained and competent for operations and maintenance of the building.
- Investigate, and take corrective actions to overcome technical problems. Develop and implement solutions, trouble shoot on day to day operational problems of facilities and building. Take charge on all emergency control on and off hours. • Manage the functions business plan, keeping it updated and ensuring that all approved plans are executed in an efficiently and timely method. Lead the costing, project management and implementation of any base building work changes
- Shared responsibility for business results, goals, defining and applying life cycle within all functional work processes, especially in annual budgeting. Assure the reliability and cost effective operations of various facilities whilst controlling the build-up of the maintenance cos
- Lead the Facilities & Projects team in different assignments, working efficiently within in a matrix organization. Assist in developing and or updating work specifications to ensure maximum results are achieved.
Qualification
Your profile
Knowleadge
• English - Must be able to communicate and understand English - speaking and technical writing
• Education - Property, Technical or Engineering Degree or Diploma from a recognised institution (university or polytech) or relevant trade experience in Property and Facilities Management
• Experience - Minimum of 5 years supervisory experience in facilities management/maintenance management/ building operations maintenance, Hands on knowledge in handling all technical aspects of building and facilities management with Project Management Experience.
• Network - Member of IWFM, IFMA, IAM, RICS or local Property / FM Industry Institution would be an advantage.
• Statutory Compliance - Well versed in all local laws & regulations governing property maintenance, building management, statutory compliance and certification and licences.
• Project and Contract Management- Experienced in Construction Management, Knowledge of & experience in Commercial Contract Management and Law, able to alter /draft FM contracts for review. APM, PMI, or Prince 2 Qualified would be an advantage.
• ICT & Management Systems - Able to use Microsoft Office Suite (Word, Excel, Powerpoint, Skype, Outlook, etc). Knowledge of and Experience in CAFM/CMMS Systems operations and reporting
